Every valuation answers one question — what is this property worth? — but the party who needs that answer decides which report you order. The ATO, a state revenue office and your auditor each set their own evidence standards, and the right report is simply the one built to satisfy yours.
Every property inside an SMSF needs an independent market value each financial year. Meets the ATO's SISR 8.02B independence rules, backed by comparable sales, rental evidence and a documented methodology.
Pinpoints market value on one specific date — the moment of a capital gains tax event such as a sale, transfer or inheritance. A defensible cost base for your accountant and the ATO.
Establishes the market value that forms a property's cost base, including the 1 July 2027 value the 2026/27 Budget's indexation changes carry forward, backed by comparable sales and a signed methodology.
For property transfers, related-party dealings and off-market purchases where duty is charged on market value. Includes retrospective transfer dates.
A full certified valuation with a physical inspection and registered valuer sign-off — the most thorough option for when the property has to be seen in person.
A fast, data-driven AI estimate for residential property, ideal while you're still searching or negotiating and need a credible number next business day. Not signed by a valuer.

Start with the reason you need the figure, not the number itself. An SMSF audit calls for an SMSF valuation; a capital gains tax event for a CGT valuation; establishing a property's cost base for a cost base valuation; a property transfer for a stamp duty valuation; negotiating a purchase or sale for a fast basic valuation; and a property that has to be inspected in person for a certified valuation. The purpose sets the evidence standard, and the evidence standard sets the type.
A basic valuation is a fast, data-driven market value delivered next business day with no site visit — an independent figure for your own decisions when negotiating or planning. A certified valuation is the opposite end of the scale: a registered valuer physically inspects the property and signs off a full report prepared to full professional standards. If a government body must formally accept the figure, or the property has to be inspected, choose certified.
No. Valuations for lending are ordered by the bank through its own panel of valuers, so a Property Valuations Boxhill report wouldn't be accepted for that purpose and we don't offer one. Every report on this page is built for a different job: SMSF annual reporting, capital gains tax, establishing a cost base, stamp duty on a transfer, insurance declarations, and your own buying or selling decisions.
Yes. CGT and stamp duty valuations can be prepared retrospectively: we assess market value as at the date of the relevant event, using comparable sales evidence drawn from that period rather than today's market. There's no practical limit on how far back we can go — older dates simply rely on the historical sales records for the area, and you nominate the date during ordering.
A basic valuation is delivered next business day. SMSF, CGT and stamp duty reports are usually completed the same day, with Express options that move you to the front of the queue where guaranteed same-day delivery matters. A certified valuation typically takes two to five business days, because a physical inspection has to be scheduled and completed before the signed report is written. All timeframes run from payment, and every report is delivered by email and SMS the moment it's ready.
Every price confirmed upfront before you pay. Same order flow for all six types.
